Moving to Queen Creek?

My husband & I are considering moving to Queen Creek from Maryland - the homes are less expensive & it doesn't seem too far from the Phoenix/Metro area.
I was wondering if anyone could tell me a little about the area...How does it relate to Chandler or Gilbert? Is there flooding in certain areas? What exactly is the Queen Creek Wash? Will homes increase in value over the next 5 years? Is there anything else I should know about the city?

Queen Creek is located southeast of Chandler and Gilbert and is sort of a rural area. Very nice and quiet.
Is there flooding in certain areas?
Because this area of the Arizona is a desert, all of the valley is subject to flash floods. When it doesn't rain often, the soil becomes hard and clay-like, unable to quickly absorb water. So when it rains, the water stays on the surface longer instead of quickly seeping into the ground. Flash floods occur quickly, hence the name. It can go from dry to flooded in 15 minutes.
But these floods are seldom devastating or cause any real damage like the do in the southeastern part of the country. The water leaves almost as fast as it came, and the only real inconvenience in most cases are that certain roads are closed, and those people who try to use them anyway get stuck :-).
What exactly is the Queen Creek Wash?
Generally a dry area where water sometimes runs down from the mountains.
Will homes increase in value over the next 5 years?
Absolutely. Some of the largest real estate value increases I've seen are in areas that are near the outer edges of the Metro Phoenix area.

Never having been here, what made you consider moving to Queen Creek?
Many things, however the most important are:
New homes w/good pricing Not too close to the city but still close enough to jobs
Hi! I am a Minnesotan, and my husband and I moved to Queen Creek from California (big change!). Its very very quiet, we moved because it was inexpensive. Got a big house for a great price. Us, including many others, are willing to drive a little further (but not much!) to have a nice place. The neighbors are more than wonderful, people are really genuine here, more than most places I have lived. Our house value has risen in the short time we have been here, and the city is starting to grow tremendously. My husband grew up in Orange County (CA) so it took him a bit getting used to, but we love it. Wouldn't trade it for the world!
Hi, I'm a Sarah too,... Sarah C. My husband & I are also from California and we're moving to Queen Creek too!! Same reeasons - our CA house (in the Santa Clarita Valley North part of Los Angeles County) has gone UP in value, so we want to sell and get a nice home where we can sorta "retire" for a resonable price! Our daughter had her husband are getting relocated to that area because of CountryWide. They bought a house (being built) and it felt like the right thing for us too. We are going to QC this weekend (3/26 -3/28) to sign a contract for a home to be built. The new home market is amazing! I can't believe what we'll get for the money! A question - does anyone know anything about the Williams Gateway Airport and if the noise is an issue? The housing development we will be in is near that airport.
